Best For:
Thin lawns, bare patches, outdated grass varieties, anyone committed to achieving the best possible lawn
If you’re enrolled in our 6-step fertilizer and weed control program, your soil already has ample nutrients to support new seed germination and growth. Adding starter fertilizer on top of our program would create over-fertilization that can actually harm delicate seedlings with fertilizer burn. Our program provides everything your seed needs to thrive without additional fertilizer applications. This is one advantage of combining our services—the fertilizer program prepares ideal conditions for successful overseeding.
Nebraska's Most Trusted Lawn Care Service
Milford’s community takes pride in well-maintained properties, and lawn health begins below the surface with healthy, uncompacted soil. Our aeration services provide the foundation for superior lawns by addressing soil compaction that limits performance even in otherwise well-maintained lawns.

We recommend core aeration every year for all lawns regardless of current appearance or condition. Soil compaction is an ongoing process—even if you aerated last year, traffic and weather create new compaction that restricts root growth and limits performance. Annual aeration is preventative maintenance that keeps soil healthy before problems become visible. Think of it like changing your car’s oil—you don’t wait until the engine fails, you maintain it regularly to prevent problems. Annual aeration maintains deep root systems, prevents compaction from rebuilding, ensures water and nutrients can penetrate to roots, and supports healthy soil biology that benefits overall lawn health.
We perform aeration and overseeding from August 15th through September 30th because this timing provides optimal conditions for seed germination and establishment. Soil temperatures during this period are ideal at 60-75 degrees for cool-season grass germination. Weed competition is minimal as cool-season weeds are dormant. Grass has 6-8 weeks to establish before winter, developing strong root systems. Fall moisture and moderate temperatures reduce watering stress. And positioning before October 1st means grass is ready to thrive the following spring. Outside this window, especially into late October and November, soil temperatures drop, germination slows to 2-3 weeks, regular frost kills newly germinated seedlings, and success rates plummet.

No, we have a minimum charge that covers up to 5,000 sq ft. Here's why we don't do small patches:
NO! Do not skip fertilizer. The fertilizer is very beneficial for new seed. Here's what happens:
We use a premium blend of 3 Turf Type Tall Fescue cultivars specifically selected for the Eastern Nebraska region. This seed blend includes varieties with excellent NTEP (National Turfgrass Evaluation Program) testing results, meaning they've proven superior performance in:
We apply 5 lbs per 1,000 sq ft as a standard rate. In very thin or completely bare areas, we apply even higher rates. This is a thick application designed to create a dense, lush lawn.
No, if you're on our 6-step fertilizer program, your soil will have plenty of nutrients for the seed. Adding starter fertilizer would create over-fertilization, which can actually harm new seedlings. Our program provides everything your seed needs to thrive.
This is THE critical factor for success. Follow this schedule exactly:
Critical: This is a guide. The soil surface MUST stay damp for seed to survive. New grass has no deep roots to access lower soil moisture—think of it like a newborn baby that needs frequent care.
We will NOT aerate or aerate and seed if sprinklers are not marked. We don't want the liability of damaged sprinklers. You must:
Minimal aftercare needed:
For aeration only: Lawn will look slightly messy for 1-2 weeks due to soil plugs on surface, but no damage. Plugs break down quickly.
For aeration & seeding: Very thin or bare areas may be completely torn up by the double-pass aeration—this is normal and beneficial. It creates maximum soil disruption for seed-to-soil contact. The lawn will look rough for 2-3 weeks, then new grass fills in beautifully.
