Not every lawn needs overseeding—maintenance aeration alone is appropriate for many situations. If your lawn is already relatively thick and healthy, if you’re satisfied with current grass varieties, if you cannot commit to the intensive 6-week watering requirement, or if budget considerations make the overseeding investment difficult, then annual maintenance aeration still provides significant benefits through compaction relief, deeper root development, improved water and nutrient penetration, and enhanced overall soil health. Aeration alone is valuable preventative maintenance even without the transformative impact of overseeding.

Our seed selection is based on NTEP (National Turfgrass Evaluation Program) testing results—the gold standard for grass performance evaluation. NTEP conducts multi-year trials at locations across North America testing grass varieties for disease resistance, drought tolerance, heat stress performance, cold hardiness, density, color, texture, and overall quality. Only varieties with excellent NTEP results make it into our seed blend. This means you’re receiving grass genetics proven through years of scientific testing to perform exceptionally in our region, not generic seed of unknown quality from big-box stores.
For Millard lawns that haven’t received new seed in over a decade, we recommend committing to aeration and overseeding for 3-4 consecutive years. This multi-year approach provides complete genetic transformation: year one introduces 20-30% new grass and fills obvious thin areas, year two adds another 20-30% replacement and significantly improves density, year three achieves 70-80% conversion to modern genetics with excellent density, and year four perfects the lawn at 90%+ modern TTTF with championship density. Each year builds on the previous, progressively replacing old genetics with superior varieties until your lawn is essentially brand new grass with dramatically improved performance.

No, if you're on our 6-step fertilizer program, your soil will have plenty of nutrients for the seed. Adding starter fertilizer would create over-fertilization, which can actually harm new seedlings. Our program provides everything your seed needs to thrive.
This is THE critical factor for success. Follow this schedule exactly:
Critical: This is a guide. The soil surface MUST stay damp for seed to survive. New grass has no deep roots to access lower soil moisture—think of it like a newborn baby that needs frequent care.
