Soil compaction develops gradually from normal lawn use: mowing equipment compresses soil, foot traffic compacts high-use areas, rainfall impacts and compresses the surface, and clay soil naturally settles into denser configurations over time. Even lawns aerated last year develop new compaction from these ongoing forces. This is why annual aeration is recommended rather than occasional treatment. Each year’s aeration relieves the compaction that developed since the previous treatment, maintaining healthy soil structure rather than allowing progressive compaction to undermine lawn health over multiple years.
Approximately one week before your scheduled aeration service, we send notification via your preferred method (text or email). This advance notice serves several purposes: allows you time to mark sprinkler heads before our arrival, gives you opportunity to respond confirming you’ll be ready for service, allows rescheduling if needed before we dispatch crews, and ensures you’re aware service is approaching even if you won’t be home. We require a response to this notification for overseeding services to confirm sprinklers are marked and you’re ready—non-response results in removal from dispatch to protect both parties.

For aeration only: Lawn will look slightly messy for 1-2 weeks due to soil plugs on surface, but no damage. Plugs break down quickly.
For aeration & seeding: Very thin or bare areas may be completely torn up by the double-pass aeration—this is normal and beneficial. It creates maximum soil disruption for seed-to-soil contact. The lawn will look rough for 2-3 weeks, then new grass fills in beautifully.
