We perform maintenance aeration (without seeding) exclusively in October for agronomic and logistical reasons. October timing allows grass recovery before winter dormancy. The cooler weather reduces stress on grass during the aeration process. Fall moisture helps soil plugs break down naturally. October scheduling doesn’t interfere with earlier-season fertilization and weed control treatments. And concentrating aeration in a single month allows efficient crew scheduling and equipment deployment. This focused timing ensures optimal results and operational efficiency.

The connection between aeration and drought resistance is direct and significant. Aeration creates channels for roots to grow deeper into soil—roots naturally follow the path of least resistance downward through aeration holes. Deep roots (12-24 inches for Turf Type Tall Fescue) access soil moisture unavailable to shallow roots (4-6 inches typical for compacted lawns). During drought periods, deep-rooted grass remains green while shallow-rooted grass browns and goes dormant. This is why annual aeration builds drought resistance year after year—each year’s aeration maintains deep root systems that access deeper moisture reserves. Combined with our drought-tolerant TTTF seed, aeration creates lawns that thrive with minimal watering.
If you have dogs or other pets that use the lawn, special considerations apply for overseeding. Keep pets off newly seeded areas for the first 2-3 weeks if possible while seed germinates and establishes. Dog urine is high in nitrogen and can burn delicate seedlings, creating brown spots. Once grass is 2-3 weeks old and mowed once or twice, normal pet activity is fine. Consider designating specific areas of your yard for pet use while maintaining other areas as show lawn. Some Elkhorn customers seed only their front yards while leaving back yards for pet activity, or vice versa.

No, if you're on our 6-step fertilizer program, your soil will have plenty of nutrients for the seed. Adding starter fertilizer would create over-fertilization, which can actually harm new seedlings. Our program provides everything your seed needs to thrive.
This is THE critical factor for success. Follow this schedule exactly:
Critical: This is a guide. The soil surface MUST stay damp for seed to survive. New grass has no deep roots to access lower soil moisture—think of it like a newborn baby that needs frequent care.

For aeration & seeding: Very thin or bare areas may be completely torn up by the double-pass aeration—this is normal and beneficial. It creates maximum soil disruption for seed-to-soil contact. The lawn will look rough for 2-3 weeks, then new grass fills in beautifully.
