If your lawn hasn’t been seeded in 10+ years, we recommend doing aeration and overseeding for 3-4 consecutive years to completely replace old genetics with modern cultivars. Each year builds on the previous, progressively transforming your lawn until it’s completely renewed with superior grass varieties.

The single most important factor in aeration effectiveness is plug depth. Shallow 1-2 inch plugs from rental walk-behind aerators only scratch the surface and don’t break compaction in the root zone where it matters. Deep 3-4 inch plugs from our professional stand-on aerators penetrate into the compacted clay layer where roots actually grow, providing channels for deep root development that creates drought resistance and nutrient access. Root growth naturally follows aeration holes downward—shallow holes create shallow roots, deep holes create deep roots. This is why our professional equipment delivers transformative results that rental equipment cannot match.
We require all sprinkler heads to be marked before our scheduled service date or we will remove you from dispatch and reschedule. This strict policy protects both parties: aerator tines can destroy sprinkler heads at $50-150 per head replacement cost, damaged irrigation creates liability issues, and clients understandably blame us for damage even when they didn’t mark heads. We send notification approximately one week before service and you must respond confirming sprinklers are marked. If you cannot mark them in time, we’ll reschedule to designated reschedule weeks. We do not mark sprinklers ourselves and will not proceed with service on properties with unmarked irrigation systems.

No, if you're on our 6-step fertilizer program, your soil will have plenty of nutrients for the seed. Adding starter fertilizer would create over-fertilization, which can actually harm new seedlings. Our program provides everything your seed needs to thrive.
This is THE critical factor for success. Follow this schedule exactly:
Critical: This is a guide. The soil surface MUST stay damp for seed to survive. New grass has no deep roots to access lower soil moisture—think of it like a newborn baby that needs frequent care.

For aeration & seeding: Very thin or bare areas may be completely torn up by the double-pass aeration—this is normal and beneficial. It creates maximum soil disruption for seed-to-soil contact. The lawn will look rough for 2-3 weeks, then new grass fills in beautifully.
