Best For:
Thin lawns, bare patches, outdated grass varieties, anyone committed to achieving the best possible lawn
Because we must skip herbicide applications for 6 weeks after overseeding to protect new grass, some weeds will inevitably emerge during this no-spray period. Once your new grass has been mowed three times and is mature enough to tolerate herbicides, you can call us for a free service visit to eliminate weeds that appeared during the establishment period. This callback is included at no additional charge and ensures your newly renovated lawn becomes both thick and weed-free.

Successful grass seed germination requires direct contact between seed and soil—seeds sitting on top of grass blades or thatch layers dry out and die without germinating. This is why aeration is essential for overseeding success. The holes created by aeration provide protected pockets where seeds fall into direct soil contact, receive moisture from the soil, and have shelter from wind and sun that would otherwise dry them out. Our double-pass aeration for overseeding creates thousands of these protected germination sites per thousand square feet, which is why our success rate is 85-95% compared to 10-20% for broadcast seeding without aeration.
If your Eagle lawn has areas that are completely bare dirt, aeration and overseeding can address this, but with realistic expectations. We pay special attention to bare areas with extra seed and cultivation, but our service is designed for overseeding existing lawns, not building lawns from scratch on bare dirt. Severe bare areas may require 2-3 consecutive years of aeration and overseeding to achieve desired density. Year one establishes initial coverage, year two thickens and fills gaps, year three perfects density. For properties that are more than 60% bare dirt, full lawn renovation or sod installation might be more appropriate than overseeding.

No, we have a minimum charge that covers up to 5,000 sq ft. Here's why we don't do small patches:
NO! Do not skip fertilizer. The fertilizer is very beneficial for new seed. Here's what happens:
We use a premium blend of 3 Turf Type Tall Fescue cultivars specifically selected for the Eastern Nebraska region. This seed blend includes varieties with excellent NTEP (National Turfgrass Evaluation Program) testing results, meaning they've proven superior performance in:
We apply 5 lbs per 1,000 sq ft as a standard rate. In very thin or completely bare areas, we apply even higher rates. This is a thick application designed to create a dense, lush lawn.
No, if you're on our 6-step fertilizer program, your soil will have plenty of nutrients for the seed. Adding starter fertilizer would create over-fertilization, which can actually harm new seedlings. Our program provides everything your seed needs to thrive.
This is THE critical factor for success. Follow this schedule exactly:
Critical: This is a guide. The soil surface MUST stay damp for seed to survive. New grass has no deep roots to access lower soil moisture—think of it like a newborn baby that needs frequent care.
We will NOT aerate or aerate and seed if sprinklers are not marked. We don't want the liability of damaged sprinklers. You must:
Minimal aftercare needed:
For aeration only: Lawn will look slightly messy for 1-2 weeks due to soil plugs on surface, but no damage. Plugs break down quickly.
For aeration & seeding: Very thin or bare areas may be completely torn up by the double-pass aeration—this is normal and beneficial. It creates maximum soil disruption for seed-to-soil contact. The lawn will look rough for 2-3 weeks, then new grass fills in beautifully.
