When choosing maintenance aeration without seeding, aftercare is minimal and simple. Continue normal mowing—the mower will chop up soil plugs which will break down naturally in 2-4 weeks. Continue regular watering with no special requirements. The plugs left on the lawn surface actually benefit the lawn by providing soil microbes that help decompose thatch layers. You can resume all normal lawn activities immediately with no restrictions or waiting periods. This minimal aftercare requirement makes annual maintenance aeration an easy addition to any lawn care program.

We perform maintenance aeration (without seeding) in October for specific agronomic reasons. October timing comes after summer heat stress has ended but before winter dormancy begins, allowing grass to recover from aeration and benefit from fall growing conditions. The cooler October temperatures reduce stress on grass plants during the aeration process. Fall moisture helps break down soil plugs naturally. And positioning aeration in October allows maximum benefit before winter while not interfering with earlier seasonal treatments like fertilization and pest control.
We apply 5 pounds of premium Turf Type Tall Fescue seed per 1,000 square feet—a thick application rate designed to create dense, lush lawns. Our seed blend includes three different TTTF cultivars with excellent NTEP testing results, meaning they’ve proven superior performance in disease resistance, drought tolerance, heat stress tolerance, color retention, and density. Using a three-cultivar blend rather than single variety provides genetic diversity that protects against disease, broader adaptation to varying site conditions, and improved overall resilience. In very thin or bare areas, we apply even higher rates to ensure complete coverage.
