La Vista features a mix of established and newer neighborhoods where homeowners take great pride in their beautiful lawns. However, summer brings hot and humid conditions that create serious challenges for turf health. Our program provides five monthly applications from May through September to protect your lawn during this critical period. The urban environment in La Vista can intensify heat and humidity, frequently triggering the “140 Rule”. When temperature plus humidity totals 140 or more, fungal diseases can spread with devastating speed. This season-long approach ensures your grass stays healthy and protected during the months when brown patch, dollar spot, and powdery mildew thrive most. Common lawn diseases we treat:
The most important factor for La Vista homeowners is irrigation timing; you should water only in the early morning between 4 AM and 8 AM. Morning dew already provides hours of leaf wetness, and adding evening water extends this to 10 or 12 hours. This long period of moisture is exactly what fungal spores need to germinate and infect your lawn. You should also maintain a mowing height of 3.5 to 4 inches throughout the summer. Taller grass develops deeper roots and creates a healthier plant that can resist disease. If your lawn has Kentucky Bluegrass, annual treatment is typically necessary as this variety is very susceptible to summer diseases.
We only offer complete programs because fungus is driven by weather patterns that last all summer. Even if we eliminate existing fungus, the heat and humidity will trigger reinfection within just a few days. Overnight lows above 65°F create continuous disease pressure that single applications simply cannot address. Skipping applications creates dangerous gaps where disease can establish, and by the time you see visible damage, the grass is already permanently dead. We are honest about the investment needed for a full program because partial treatments lead to customer frustration. Prevention is much more effective than trying to react after your lawn has already suffered permanent damage.

All of our treatments are applied as liquid sprays using professional-grade equipment for precise and uniform coverage. We never use granular products because liquids are absorbed much faster and allow us to combine curative and preventative medicines. After each treatment, it is essential to water your lawn within 24 hours with about 0.25 to 0.5 inches of water. This moves the medicine from the grass blades down to the root zone where it can be absorbed and moved throughout the plant. Without proper watering, half of your application cannot function. Monthly applications are necessary because as grass grows and is mowed, the protective medicine is slowly removed from the plant.

Yes. Like all products we use, once the application is dry, it is safe for everyone—pets, children, and adults. Drying typically takes about 1 hour but may take longer on cool, cloudy days.
Safety protocol: Keep people and pets off the lawn until dry (usually 1 hour). After that, normal use can resume.
It depends on your lawn's history and grass type:
YES, you should do the program if:
NO, you probably don't need the program if:
HOWEVER: If you notice unusual brown, yellow, or dead spots during summer, contact us immediately so we can diagnose the issue. Early detection is critical.
No. This is why:
Bottom line: Reactive single treatments don't work for lawn fungus. The full preventative program is necessary for control.
It depends on your grass type:
Long-term solution: Overseeding with newer, disease-resistant grass cultivars can reduce (but not eliminate) the need for fungicide over time.
We use professional-grade fungicides that combine both curative and preventative active ingredients. We rotate between two different chemical mixes (Mix #1 and Mix #2) to prevent resistance development.
This is an all-liquid product that we spray onto the lawn. Liquid products:
This is why we exclusively use liquid fungicides—they're simply more effective
Great question. There are several reasons:
Value perspective: While more expensive than fertilizer, fungicide is cheaper than reseeding large dead areas from disease damage. Dead grass from fungus won't recover—it must be reseeded. Prevention costs less than repair.
