For areas our ride-on equipment cannot access—tight spaces along fences, around tree trunks, near foundations, between house and garage—we use walk-behind aerators to ensure complete property coverage. We do not perform overseeding after September 30th because late fall timing leads to predictable failure. By late October, soil temperatures have cooled to the point where germination takes 2-3 weeks instead of 7-10 days. Regular frost and freezing temperatures kill newly germinated seedlings before they can establish. Grass doesn’t develop adequate root systems before winter dormancy. Weak seedlings cannot survive winter without established roots. Success rates in late October and November drop to 20-30% compared to 85-95% in our August 15 to September 30 window. We maintain strict timing standards because we won’t take your money for service during periods when success is unlikely.
Our seed blend includes three different Turf Type Tall Fescue cultivars rather than a single variety, providing important advantages. If disease affects one cultivar, the other two remain healthy and maintain lawn appearance. Different varieties perform optimally in different microenvironments—some excel in sun, others in partial shade, some in wetter areas, others in drier zones. No, if you're on our 6-step fertilizer program, your soil will have plenty of nutrients for the seed. Adding starter fertilizer would create over-fertilization, which can actually harm new seedlings. Our program provides everything your seed needs to thrive.

Critical: This is a guide. The soil surface MUST stay damp for seed to survive. New grass has no deep roots to access lower soil moisture—think of it like a newborn baby that needs frequent care.

For aeration & seeding: Very thin or bare areas may be completely torn up by the double-pass aeration—this is normal and beneficial. It creates maximum soil disruption for seed-to-soil contact. The lawn will look rough for 2-3 weeks, then new grass fills in beautifully.
