Omaha is located along the Missouri River, which means the air gets very humid during the summer months. This river moisture combined with heat rising from the city creates a lot of stress for local lawns from May through September. Our comprehensive program uses five monthly liquid sprays to keep your investment healthy and green. Whether you live in Midtown, West Omaha, or near the Old Market, your yard faces these same fungal challenges. When the night temperatures stay above 65°F and our “140 Rule” is met, your lawn is at a very high risk for diseases like brown patch. Our goal is to provide constant protection so you never have to deal with unsightly dead spots that destroy the beauty of your neighborhood. Common lawn diseases we treat:
You can help our treatments work much better by following a few simple rules for your daily lawn care. Keep your mower height high, at 3.5 to 4 inches, throughout the entire summer. This helps your grass build a much stronger root system that can resist disease. Most importantly, you should only water your lawn in the early morning hours. Omaha’s humid nights and heavy dew already keep the grass wet for a long time. Watering at night keeps the leaves wet for 10 to 12 hours, which is perfect for fungus. Fungal spores only need about 6 to 8 hours of moisture to start growing and infecting your yard. Pair these practices with our fertilizer and aeration services for the best possible results.
Most lawns in established Omaha neighborhoods are Kentucky Bluegrass, which gets sick very easily during July and August. This is not a one-time fix but an ongoing plan to keep your yard healthy season after season. We use professional liquid sprays and rotate our products carefully. We do this because fungus can become immune to the same chemical if it is used too many times in a row. Each of our sprays lasts for about 30 days of protection. However, if the weather is extremely hot or the grass is growing very fast, we might need to visit more often. This professional strategy ensures there are no gaps in protection during periods of extreme disease pressure or rapid grass growth.

Our professional treatments work in two different ways at the exact same time to give you the best results. First, the curative part kills any fungus currently sitting on the grass blades. Second, the preventative part is soaked up by the roots and moves through the whole plant to protect new growth. You must water your lawn within 24 hours of our treatment so the medicine can sink in. In Omaha’s clay soil, watering is especially important to help the product reach the roots where it can start working. Without this irrigation, the preventative medicine will not be able to enter the plant and provide internal safety. This combination gives your lawn surface treatment for existing problems and internal protection against new infections.

Yes. Like all products we use, once the application is dry, it is safe for everyone—pets, children, and adults. Drying typically takes about 1 hour but may take longer on cool, cloudy days.
Safety protocol: Keep people and pets off the lawn until dry (usually 1 hour). After that, normal use can resume.
It depends on your lawn's history and grass type:
YES, you should do the program if:
NO, you probably don't need the program if:
HOWEVER: If you notice unusual brown, yellow, or dead spots during summer, contact us immediately so we can diagnose the issue. Early detection is critical.
No. This is why:
Bottom line: Reactive single treatments don't work for lawn fungus. The full preventative program is necessary for control.
It depends on your grass type:
Long-term solution: Overseeding with newer, disease-resistant grass cultivars can reduce (but not eliminate) the need for fungicide over time.
We use professional-grade fungicides that combine both curative and preventative active ingredients. We rotate between two different chemical mixes (Mix #1 and Mix #2) to prevent resistance development.
This is an all-liquid product that we spray onto the lawn. Liquid products:
This is why we exclusively use liquid fungicides—they're simply more effective
Great question. There are several reasons:
Value perspective: While more expensive than fertilizer, fungicide is cheaper than reseeding large dead areas from disease damage. Dead grass from fungus won't recover—it must be reseeded. Prevention costs less than repair.
