Best For:
Thin lawns, bare patches, outdated grass varieties, anyone committed to achieving the best possible lawn
We do not offer spring seeding because success rates are only 20-40% compared to 85-95% in fall. Spring seeding fails for predictable reasons: we must skip crabgrass preemergent which then allows crabgrass to choke out new seed, we must skip all herbicides for 6+ weeks allowing weeds to explode, seed germinates in May then immediately faces summer heat before establishing deep roots, and watering requirements triple trying to keep shallow-rooted seedlings alive through 90-degree temperatures. Fall seeding works because grass establishes before winter and is ready to thrive the following spring. We won’t take your money for a service that probably won’t work.
Nebraska's Most Trusted Lawn Care Service
Waverly’s growth between Lincoln and Omaha has brought many new homes with lawns that need professional care to reach their potential. Whether your lawn needs annual maintenance aeration or complete transformation through overseeding, our services address the fundamental soil and genetic factors that determine lawn quality.

When performing aeration and overseeding, we make two complete passes with our aerator rather than the single pass used for maintenance aeration. This double-pass approach creates maximum soil disruption and dramatically more seed-to-soil contact points. In very thin or bare areas, the double pass may completely tear up the surface—this is normal and beneficial. The aggressive soil opening created by double-pass aeration is what allows 85-95% germination success rates that transform lawns. The lawn looks rough for 2-3 weeks, then new grass fills in beautifully with density impossible to achieve from single-pass aeration.
A common question is whether to skip fertilizer applications when getting aeration and overseeding. The answer is absolutely not—do not skip fertilizer. Fertilizer is very beneficial for new seed and promotes fast establishment. When you notify us of seeding (or when we perform the seeding ourselves), we note your account and continue fertilizer applications while skipping herbicide and weed killer for 6 weeks to protect new grass. Once grass has been mowed three times and is mature enough to handle herbicides, we resume weed control. You can call for a free service visit after 6 weeks to address any weeds that emerged during the no-spray period.

No, we have a minimum charge that covers up to 5,000 sq ft. Here's why we don't do small patches:
NO! Do not skip fertilizer. The fertilizer is very beneficial for new seed. Here's what happens:
We use a premium blend of 3 Turf Type Tall Fescue cultivars specifically selected for the Eastern Nebraska region. This seed blend includes varieties with excellent NTEP (National Turfgrass Evaluation Program) testing results, meaning they've proven superior performance in:
We apply 5 lbs per 1,000 sq ft as a standard rate. In very thin or completely bare areas, we apply even higher rates. This is a thick application designed to create a dense, lush lawn.
No, if you're on our 6-step fertilizer program, your soil will have plenty of nutrients for the seed. Adding starter fertilizer would create over-fertilization, which can actually harm new seedlings. Our program provides everything your seed needs to thrive.
This is THE critical factor for success. Follow this schedule exactly:
Critical: This is a guide. The soil surface MUST stay damp for seed to survive. New grass has no deep roots to access lower soil moisture—think of it like a newborn baby that needs frequent care.
We will NOT aerate or aerate and seed if sprinklers are not marked. We don't want the liability of damaged sprinklers. You must:
Minimal aftercare needed:
For aeration only: Lawn will look slightly messy for 1-2 weeks due to soil plugs on surface, but no damage. Plugs break down quickly.
For aeration & seeding: Very thin or bare areas may be completely torn up by the double-pass aeration—this is normal and beneficial. It creates maximum soil disruption for seed-to-soil contact. The lawn will look rough for 2-3 weeks, then new grass fills in beautifully.
