Aeration & Overseeding
August 15 – September 30
Best For:
Thin lawns, bare patches, outdated grass varieties, anyone committed to achieving the best possible lawn
We require a minimum coverage of 5,000 square feet rather than seeding small patches because patch seeding creates a patchwork quilt appearance. Our modern Turf Type Tall Fescue has darker green color, finer texture, and different growth patterns than whatever grass currently exists in your lawn. Seeded patches will be noticeably different and obvious. For uniform appearance and optimal results, we recommend seeding entire lawns or complete sections like front yard or back yard rather than scattered patches.
Nebraska's Most Trusted Lawn Care Service
Seward homeowners invest in their properties and want lawns that reflect that investment. Our aeration and overseeding services provide two distinct options: annual maintenance aeration that relieves compaction and supports healthy lawns, or comprehensive aeration and overseeding that transforms thin or outdated lawns into dense, modern turf that stays green and healthy throughout Nebraska’s challenging growing season.

Heavy clay soil naturally compacts tightly, creating multiple problems for lawn health. Compacted soil restricts root penetration, forcing shallow root systems that make grass vulnerable to drought and heat stress. Poor water penetration causes runoff and inefficient irrigation. Limited oxygen in dense soil suffocates roots and promotes disease. Nutrients from fertilizer cannot reach roots through compacted layers. Traffic from mowing and foot traffic further compresses soil over time. Annual aeration breaks this compaction cycle, creating channels for deep root growth and improved resource access.
Our seed blend consists of three premium Turf Type Tall Fescue cultivars specifically selected for Eastern Nebraska conditions. These modern varieties dramatically outperform older grass genetics common in established Seward lawns: superior drought tolerance from deep 12-24 inch root systems, excellent heat tolerance that keeps grass green through summer, disease resistance that reduces fungicide needs, lower water requirements than Kentucky Bluegrass, and consistent deep green color all season without summer dormancy. Introducing these genetics through overseeding upgrades your entire lawn performance.

No, we have a minimum charge that covers up to 5,000 sq ft. Here's why we don't do small patches:
NO! Do not skip fertilizer. The fertilizer is very beneficial for new seed. Here's what happens:
We use a premium blend of 3 Turf Type Tall Fescue cultivars specifically selected for the Eastern Nebraska region. This seed blend includes varieties with excellent NTEP (National Turfgrass Evaluation Program) testing results, meaning they've proven superior performance in:
We apply 5 lbs per 1,000 sq ft as a standard rate. In very thin or completely bare areas, we apply even higher rates. This is a thick application designed to create a dense, lush lawn.
No, if you're on our 6-step fertilizer program, your soil will have plenty of nutrients for the seed. Adding starter fertilizer would create over-fertilization, which can actually harm new seedlings. Our program provides everything your seed needs to thrive.
This is THE critical factor for success. Follow this schedule exactly:
Critical: This is a guide. The soil surface MUST stay damp for seed to survive. New grass has no deep roots to access lower soil moisture—think of it like a newborn baby that needs frequent care.
We will NOT aerate or aerate and seed if sprinklers are not marked. We don't want the liability of damaged sprinklers. You must:
Minimal aftercare needed:
For aeration only: Lawn will look slightly messy for 1-2 weeks due to soil plugs on surface, but no damage. Plugs break down quickly.
For aeration & seeding: Very thin or bare areas may be completely torn up by the double-pass aeration—this is normal and beneficial. It creates maximum soil disruption for seed-to-soil contact. The lawn will look rough for 2-3 weeks, then new grass fills in beautifully.
